- Beware of the buyer who is looking to commit mortgage fraud. I recently encountered a partnership of Abacoa home buyers who were buying as many Abacoa homes for sale as they could, and then pulling equity out and essentially committing mortgage fraud. It is just worth it to involve yourself in these practices, because too much can go wrong before and after closing.
- Beware of the Craigslist con-artists. Not all real estate sellers, buyers, and advertisers are scammers, but it has been a breeding ground for many of them. I found this out first hand when someone else was trying advertise and sell my listing on Craigslist as their own. This is clearly a violation and seedy to say the least. Often, this is just a way of finding vulnerable people to steal information from or collect up front rental payment from.

Yes, there are plenty of scams for down payment assistance; however, here in the great state of Nevada, we do have a fantastic program the offers a grant for 3% down payment assistance for rural housing– and it’s totally legitimate. You can check out their web site at: http://www.nvrural.org
Nevada rural housing partners with Nevada’s city and county governments, the US Department of Housing and Urban Development, US Department of Agriculture Rural Development, Rural Community Assistance Corporation and Nevada Rural Development Corporation. They offer many programs including this down payment assistance progam.

There are definitely some quality programs out there, but unfortunately there are always going to be those bad apples in the bunch who try to take advantage and beat the system. I think the economic state we are in right now, is making opportunists come out of the woodwork. Thanks for sharing
